Tenant Find, Screening & Placement
Our Tenant Find Service is for those owners who want to manage their own property but want us to find the tenant, screen them & handle all the property showings! Once approved & the lease is signed you receive copies and take over management. With our leasing/tenant find service you receive:
- Complete full lease agreement package, including binding lease agreements & disclosures.
- Attract qualified tenants through advertising on top Internet sites such as, craigslist, google, yahoo, bing, hotpads, vast, trulia, rentals.com & all local sites
- Process security deposit & 1st months rent
- Receive all rental inquiries
- Schedule & show the rental property
- Screen prospective tenants, which includes:
- Extensive credit check
- Background check
- Eviction check
- Check references
- Verify income, employment & rental history

Application fee is NON-REFUNDABLE
We work with everyone; please follow the guidelines below.
Upload the following documents:
- Copy of the three most recent paycheck stubs or offer letter & contact information for the new employment.
- W2 from the previous tax year or 3 most bank statements. If self-employed, copies of the two most recent years of federal income tax returns. If SSI or SDI provide a previous year certificate.
- If you would like additional income consideration you must submit supporting documentation such as bank statements or W2 from previous years.
- Last 12 Months of Documented Rental History, Landlord Verification or Recommendation Letter.
- Identification: submit a copy of your Driver License, State Issued ID or Passport Copy.
*An incomplete application can delay the process and possibly result in a denial*
QUALIFICATIONS: Credit history must be satisfactory and credit score must be 640 or over. Any derogatory credit such as utilities may result in application being rejected. Note: if you have ever been evicted or sued for a lease violation, your application may be rejected. Foreclosure & Short Sales do not count as an eviction or lease violation. Combined monthly (net) income should be at least three times the monthly rent. Rental references must be satisfactory & currently contact information supplied on the application.
ONCE APPROVED: Once your application is approved you will have 24 hours to come to our office with the $500 plus holding deposit. At that time, we will schedule a lease signing date. After the 24/72-hour period if we have not received the holding deposit and lease signing date, we will continue to market the property, accept & approve applications. If a new application gets approved, you will forfeit the property, and we will move forward with the new application.
- After completing the application with all of the supporting documents application processing time generally takes 1 to 2 weeks. As a property management company we have limited say. Final selection is made by the landlord.
- All documentation must be received to start the approval process. We cannot allow you to provide your own credit report.
- We require all tenants to always carry Renters Insurance. We must receive a copy of the declaration before we can allow you to move in.
- Once the application is approved then we can only show the property inside. But you are more than welcome to drive by to check out the neighborhood and see the pictures online.
